Mortgage Rates Rise

Fox Business reports that, as of June 17th 2013, mortgage rates had risen for six straight weeks. In early May, the fixed rate was 3.52%. The benchmark 30-year fixed-rate mortgage further increased from 4.1% to 4.14% within the past week (Bankrate.com). Until the first week of June, the fixed rate had been below 4% since May 2012, an entire year earlier. Mortgage rates are no longer near record lows, as markets react to the supposition that the Fed may soon reduce its $85-billion-per-month bond-buying program. This program has helped keep rates low; however, once the Fed determines that the economy has recovered well enough to support itself, the program may be reduced or abolished altogether.

While it's unlikely rates will return to their recent lows, they may stabilize. John Stearns, a mortgage banker for American Fidelity Mortgage Services in Mequon, Wisconsin, claims that 4% for a 30-year fixed is going to become standard.

The recent increase in mortgage rates has caused some people to urgently refinance their homes, as they are concerned rates will continue to increase. Jim Sahnger, a mortgage loan originator for FBC Mortgage in Jupiter, Florida, points out that mortgage rates are constantly changing, and that what someone can get today may not be available tomorrow.

There are different ways to interpret this news. While the latest rates are nearly half a percentage point more than rates were this time last year, they are still much lower than the 6-7% people with older loans may still be paying.

A Snapshot of Contemporary Home Design: The Parade of Homes is Here!

The BIA Parade of Homes is here! It features 13 homes that vary in style and price (from $450,000 Craftsmans and Colonials to $850,000 Italianate houses). An article in The Columbus Dispatch discusses the latest housing trends: master showers instead of baths, home offices, eat-in kitchen islands, granite alternatives such as marble and quartz, wall textures and surfaces, outside storage, stained and polished concrete lower-level floors, outdoor rooms, hidden garages that increase curb appeal, and built-in desks that provide computer space. The article also discloses trends of the past. Only 35% of buyers want dining rooms. First floor master suits with lounge areas are also no longer desirable. Many people consider master sitting rooms a waste of space; they also want their bedroom to be on the same level as their childrens'. Finally, having a large master suite on the first floor simply takes up space and displaces rooms that are not as appropriate on the second floor. Two-story interiors are also on the decline. People prefer family rooms with 10 or 12 foot ceilings as opposed to a "great room." This allows for another room (a second family room, loft, etc) above the great room. Check out these trends for yourself: the Parade epitomizes contemporary housing design.

Keller Williams Voted Top Workplace of 2013

Columbus CEO declared Keller Williams Realty of Central Ohio the top workplace for large employers in 2013. Furthermore, Keller Williams ranked first in  J.D. Power and Associates 2012 customer satisfaction survey taken by home buyers and sellers. It’s dedication to employee success, community involvement and empowerment through continued education are just some of the many qualities that distinguish this company. What sets Keller Williams (KW) apart from other Realty companies, in particular, is its value on individual contribution. This illustrates the company’s belief that real estate is a local business, driven by individual agents and their brands. Keller Williams provides agents with the tools and resources they need to thrive: frequent educational classes and a sense of community in which agents are eager to help one another.

One unique feature of Keller Williams is its Agent Leadership Council. Members are selected from the top 20 percent of agents in each office. The Council meets monthly and makes decisions regarding marketing funds, classes offered, and philanthropic contributions. According to Mic Gordon, operating principal of the agency’s KW Greater Columbus Realty arm, this makes Keller Williams an “organic company,’ and not a top-down organization. The classes not only make agents better agents: they also foster leadership and life skills that employees feel help them grow in all aspects of their lives. The company’s focus on corporate responsibility also helps employee growth. KW sponsors KW Cares, which is a non-profit organization that gives back to the communities where the agents live and work. Furthermore, Keller Williams agents gather annually to participate in “red day,” a day filled with community service such as picking up trash, planting gardens, and renovating community centers. For more information about Keller Williams, click on the video below. It shares the company’s rich history.

What Can and Cannot be Included in the Sale of a Home

When prospective buyers tour a home for sale, they often see some of the owner’s personal belongings, such as furniture, that they would like to keep with the home when purchased. However, there are quite a few limitations on what personal property can legally be conveyed. Personal property is a type of property that includes any asset other than real estate. Personal property is movable, while real estate is not. In other words, personal property is not fixed permanently to one location as is real property such as land or buildings. Imagine you turn your house upside down. Those items that fall to the ground are personal property (chattel). Those items that remain attached to house are fixtures, and can be included in a purchase and sale contract. If you are not sure whether something is considered personal property, I can help.

Here’s a list of some items that a seller can and cannot convey to home buyers:

Acceptable to Convey
Not Acceptable to Convey
Built in appliances such as stoves
Appliances not built in, for example, blenders
Above ground pools
Patio furniture such as picnic benches
Window treatments
Lawn mowers and other lawn care tools & equipment
Sheds
Artwork
Secured swing sets and built-in sandboxes
Stereo systems and wall-mounted speaker systems
Speaker systems embedded in the drywall
Televisions and projectors
Projection screens (not projectors)
Loose and free-standing shelving
Boat docks and slips that aren't real property
Free standing microwaves and grills
Spa/hot tub and pool/spa care equipment
Pianos
Built in shelving
Furniture of any kind (bar stools, couches, etc.).
Permanently attached outdoor kitchen grills

Basketball rims and poles, as well as pool tables
